It's important to note that SBA 504 loans are specifically designed for acquisitions, refinancing, and construction loans for real estate that must be at least 51% occupied by the borrowing entity. These loans cannot be used for purposes such as working capital, soft costs, franchising fees, business purchases, or inventory. On the other hand, SBA 7A loans are versatile and can be used for business acquisitions, working capital, FF&E (Furniture, Fixtures, and Equipment), and all soft costs.
