BORROWER CHALLENGE

The borrower sought financing for the ground-up construction of a semi-truck wash and lube facility in Dallas, Texas and faced significant obstacles securing lender approval through traditional financing channels. Prior to working with V3 Lending, numerous lenders declined the opportunity due to concerns surrounding the borrower’s financial profile and the speculative nature of ground-up construction. Many lenders were hesitant because the borrower did not have outside income in addition to the operating business, which reduced lender comfort around repayment strength during the construction and stabilization phases of the project. In addition, construction financing for specialty-use commercial properties such as semi-truck service facilities often carries increased underwriting scrutiny due to operational risk, construction exposure, and limited comparable transactions. The borrower needed a financing solution that would provide strong leverage while also accommodating the realities of a growing owner-operated business without requiring excessive equity injection. Securing a lender comfortable with both SBA construction financing and the borrower’s financial structure significantly narrowed the available lending pool and made execution more challenging within the current lending environment.
