The borrower owned a parcel of land and sought to refinance the existing debt while pulling cash out to provide capital for additional development opportunities. Prior to working with V3 Lending, the borrower explored several conventional financing options but found that many lenders were unwilling to structure a loan that balanced leverage, liquidity, and long-term affordability. Most banks either offered lower leverage, required substantially larger cash reserves through higher deposit requirements, or limited amortization periods to 10 or 15 years, resulting in significantly higher monthly debt service. The borrower needed a financing solution that would maximize available equity while maintaining strong cash flow and preserving capital for future projects. In addition, the borrower wanted flexibility throughout the financing process and terms that aligned with a long-term investment strategy rather than a short-term lending approach. Finding a lender willing to provide competitive leverage, minimal deposit requirements, and an extended amortization schedule significantly narrowed the available financing options and made structuring the transaction more challenging.
