The borrower, a well-known DFW developer, sought financing for a retail project in East DFW with a strict requirement that the land acquisition close within 30 days. The compressed timeline significantly reduced the number of lenders capable of executing quickly enough to meet the contract deadline. In addition, the borrower wanted a financing structure that would not only fund the land acquisition but also align with the future construction phase in order to maximize leverage across the full development. Many traditional lenders struggled to accommodate both the accelerated closing timeline and the long-term construction financing objectives within a single lending relationship. The borrower needed a financing solution that provided certainty of execution, competitive conventional financing terms, and continuity from land acquisition through vertical construction financing.
