SBA 504 loans can only be used for acquisitions, refinance, and construction loans on real estate that is at least 51% occupied by the borrowing entity. It can not be used for working capital, soft costs, franchising fees, business purchase, or inventory. SBA 7A loans can be used for business acquisitions, working capital, FF&E, and all soft costs.
